Windsor Lakes is the newest lakefront community , situated between the ultra-luxe Albany Resort and the charm and heritage of Adelaide Village. Surrounding 3 majestic lakes, there are a total of 179 lots within the community, of which 137 are single family and 42 are multifamily. Home owners will have easy access to an array of exceptional amenities including state-of-the-art gym, resort-style pool with cabanas, clubhouse, basketball court, tennis court, kid’s playground/jungle gym, Windsor Dog Park and Windsor Community Park, beach access, and 24-hour security ensuring safety and peace of mind for all residents. When purchasing a lot in Windsor Lakes, you are required to commence construction within 5 years of the completion of your purchase. It is required to complete construction within 18 months. All proposed plans from home buyers interested in building on vacant lots must be submitted to the Windsor Lakes Design Review Committee for review and approval to ensure conformity with the established standards set out for Windsor Lakes. Once a buyer reservation fee is paid to secure your desired property, a purchase and sale agreement (PSA) will be prepared and issued in 90 days for review. (Your desired property will then be taken off the market, so that no other buyer may purchase.) Buyers will be given a period of 14 days to review the PSA with an attorney to finalize the sales purchase. Upon execution of the PSA, a deposit of 10% of the purchase price will be due, with the balance of 90% being payable on closing. Short term leases are permitted with a 3-night minimum stay required. The Developer will also be offering a rental program that Homeowners may sign up for. HOA fees are projected to be $300/month for vacant lots, and $400/month for developed properties. The fees will cover services such as 24-hour security, community landscaping, garbage collection and upkeep of the various aforementioned amenities. Site work is well underway and is expected to be substantially completed by Q4 of 2024. (4th quarter of 2024).
